The basic rate of rental prices are 2L$ per land impact. (Example: A house has 150 land impact available and the cost per week will be 300L$).
A home has a fixed amount of land impact assigned to it. Every lot is unique so land impact allotment between each home can differ.
We require payment of at least two weeks up front. Afterwards you can pay an additional 1 week, 2 weeks, 3 weeks, or 4 weeks.
Only people who have spoken to an HOC and have been approved can rent in City of Venna

All objects rezzed in your home must be under the '**The City of Venna:: Land’ group. Please be mindful when decorating your home area. Make sure any objects that emit particles or sound do not disturb your neighbor. When decorating outdoors, stick with items that contribute to the cohesive look of the SIM. As a community, it is our goal to maintain the beauty of the SIM that residents fell in love with in the first place. When in doubt, don’t be afraid to ask!

We hope that living here will be a fun and enjoyable experience for you.
Please note that these rules and guidelines are subject to change at any time. When changes are made, we announce it in the City Land group and send out a new version of the notecard through the group notice. Do your part to read these through. Ask questions if you’re unsure!
After organizing your rental through the sim management team you can pay your rent at the small mailbox outside your home.
Keep your script counts low or disable scripts when possible. Season change/texture change scripts can be disabled as you don’t need them constantly running. The region script info is checked regularly. We will contact you about any objects that register consistently with a high script run time. If we can keep the lag down, we can work towards keeping a stroll through Venna a smooth experience!
We’ve outlined a Q & A for you below to address some questions you may have and that we’ve also received! They are separated in three categories:
1. General renting, payments, and tenancy questions

¤ GENERAL RENTING AND TENANCY QUESTIONS ¤

Q: What is the minimum time I can rent a home in Venna?
A: A minimum of two weeks rental is required to rent a home.
Q: Does this include the shops in the market?
A: Why yes, they're counted as housing as each has an housing area above the shop, due to this option they are included within the rentals.
Q: How do I add a “sub-tenant” so that my prims and their prims are counted together?
A: This can be done through the rental system. Contact Vixen or Xenia via notecard or IM and let them know the person’s Avatar Legacy name.
Q: Can I increase my prim allotment in my current house?
A: This will be reviewed on a case by case basis and will vary depending on current prim usage in the sim. Please send your request to the sim managers.
Q: Can I pay rent in my own specified amounts rather than only 1 week, 2 weeks, 3 weeks, 4 weeks?
A: Generally no, if you have some kind of special circumstance let us know.
Q: I want to move out early. Can I get a refund of the time I have left?
A: No. As stated in our general informational notecard, any payments made are non-refundable. If you choose to move out early, this is your choice.
Q: I just paid, but changed my mind. I’d like to have a refund.
A: Again, all payments made are NOT refundable. By making a payment, it says you agreed to our terms and conditions.
Q: I just paid, but there is still stuff in my house…
A: Then you haven’t gone through our mods. Sometimes RL happens and people just haven’t quite yet made their rent. It happens, if there is a bunch of furniture still in, ask mods before you blindly pay for a home. To avoid problems.
Q: Can I transfer from one home to another?
A: Yes, you can, but there are a few details. A manager will perform the proper conversions to get you transferred to the house of your choice. The “time left” on the new house may change depending on the rental rate of that house (being higher or lower). If the “time left” amounts to less than 2 weeks in the new house after the transfer, we will ask you to pay for additional time to bring your tenancy over the 2 week minimum initial rent for a new house.
Q: I think that person has left Venna. I want to transfer to their house! Can I do that right now?
A: No, sorry, we want to give every resident a chance to bounce back from arrears if they can. After 7 days, yes you can move in, but not any earlier than that. You can however put in a request to be placed on the list. First come, first served.
Q: What’s the protocol regarding overdue rent?
A: Tenants who are overdue on rent will be notified by a manager on the first day in arrears. We give a tenants up to 7 days to renew their rent and get themselves out of “overdue” status. During those 7 days, we give tenants time to communicate with us if there are special circumstances. Should we not hear from a tenant after a full 7 days, their tenancy will end and all their belongings will be returned.
Q: Uh oh, it’s been 7 days, and I got kicked out. It’s the 8th day, can I come back?
A: We believe 7 days is enough time for someone to communicate with us to let us know that you had special circumstances. If a tenant happens to show up on the 8th day (or somewhere not too long after the 7 day period) and we allow them to rent again, that tenant will be required to pay for that full week of late rent since the house was technically occupied during that time period and therefore money owed. This payment is made directly to a manager. Please note, if your objects have been returned and no properties are available to rent, you will go on the waiting list.
The houses are considered NO mod. This means do not change walls, floors, add awnings, etc. They were created to fit in with the overall city design and it is our goal to maintain that look, especially in areas visible to other role players. There are to be no full bright items outside of your home. If you rez something visible to other role players that is not within city theme you will be asked to remove it or it will be returned to you. Inside your home you may decorate to your own style and taste within the prim limits. We want you to enjoy your home, but the city look and function is very important to us. Should you want to rez something public view, show it Vixen and/or Xenia.
Q: I have been gone for a while and got evicted but I paid a whole month!!
A: Housing is for active role players. If you are not on sim for 2 weeks, you will get a warning After 1 month, your prims will be returned to you and your house will be available for occupancy by others. Lindens will not be returned if you fail to notify us of a leave of absence. If you have a RL issue that will keep you away, discuss it with Vixen or Xenia so you do not lose your home
Q: I have more than one character though...
A: If you bring in an alt, and they wish a house you have to rent a home for them, you cannot have them live together based on being the same player behind the screen.

¤ REZZING OUTDOORS AND LANDSCAPING QUESTIONS ¤

Q: Can I rez trees or a large outdoor structure?
A: Generally, no. Please contact sim management.
Q: Can I ask you to remove this tree/stone/rock/grass?
A: We can remove an item that may be in your way as long as it is not an item that is significant to the appearance of the entire SIM. This will be based on our discretion so the answer may sometimes be a “No.”
Q: Can I ask you to terraform for me?
A: No. All plots and their terraforming will remain as is.
Q: Can I rez a skybox?
A: No. Please keep the sky area clear.
══GENERAL REZZING QUESTIONS══
Q: Can I use G&S in Venna?
A: No. This is a non G&S sim, if we find you have G&S out, we will ask you to pick it up. Or it will be returned. This includes in quiet times on the sim, to keep the rules the same for everyone.
Q: Can I rez breedables?
A: No. This is a NO BREEDABLE residential SIM. The scripts from these objects can have a significant impact on SIM performance. If we find that you have a breedable, we will notify you and ask you to remove it.
Q: Can I rez a roaming pet?
A: Roaming/animated pets tend to have a high script run time. A single one of these can have a high script run-time. Higher than a single avatar in most cases. Contact Sim management in regards to this.
Q: Can I rez sound emitters?
A: Generally, no, but you can ask sim management.
Q: Can I rez an object that emits particles?
A: Natural items such as fireplaces, etc, are ok. Excessive amounts that go too far in distance or through buildings are not ok. No full bright particles.
Q: Can I rez physical objects?
A: No.
Q: Can I rez temporary or temp-rez objects?
A: No. These are bad for SIM performance. If we find that you have an object that is doing this, we will notify you and ask you to remove it.
Q: Can I have hover text above items?
A: While the sim may use some for some items, generally it is a no for immersion purposes.
Q: Can I rez items/npc people that give off items/text messages in local?
A: No. While the sim may use some for some items, like the ones for the Caste’s they are the sim owners, and there for the city’s improvement.
Q: Can I rez chat loggers/Items that record nearby chat?
A: No. This is against TOS, if we find out you have one of these items out on the sim, it will be returned to you, and you will find yourself evicted and banned from Venna, and you may be reported to Linden Labs. Without refunds.
